Ownership is simple, it is freehold via shares in the company, Chariya Residence Co. Ltd that owns the land and upon which the construction is taking place. Each purchaser gets a 1/12th ownership via shareholding in the company plus individual unit registration at the tessabaan and their own tabien baan.
For sales, and following a Reservation Agreement, with a 100k deposit, the buyers sign 3 agreements, the Share Sale and Apartment Purchase Agreement, The Apartment Development Agreement which covers the construction of the units, warranties etc and the Management Services Agreement which covers management and maintenance after completion. All of these documents are ready now, we just insert the buyer’s name, address and passport numbers, which unit they are purchasing, it’s all ready to go so very easy for you to sell, and we will back you up all the way on any deals. If they want a due diligence package we can provide that easily as well.
Payment terms are :
1. Reservation fee 100,000 THB
2. 10% upon contract signing (includes 100k reservation fee)
3. 40% within 30 days of contracts signed
4. 20% upon completion of floor level, columns etc for their unit
5. 20% upon completion of Doors, windows, unit closed in
6. 10% on unit handover
We are building the second floor now for building A, which consists of 6 units. Buildings B and C each have 3 units each
Apartment size is approx 95sqm internal and 131sqm including terraces
Site will have seaview gym, restaurant/pool bar and a site management office, and a golf cart or tuk tuk to take people to the beach if they require
All units will have designated parking
